NORRIDGEWOCK –– The Maine Attorney General’s office is suing the owner of a mobile home park in Norridgewock, alleging the company raised rents for its tenants without proper notice.

The suit, filed on Aug. 4 in Kennebec County Superior Court, also accused Brown Stone MHP, which owns Tempesta Way Mobile Home Park, of refusing to fully cooperate with an investigation into the rent claims by the AG’s office.

“This is an action seeking relief for Defendant’s unlawful acts or practices relating to rent and fees charged to residents of the Tempesta Way Mobile Home Park,” the AG’s office wrote in the suit.

According to court documents, Brown Stone MHP acquired the park around May 31, 2024. At the time the suit alleged, monthly lot rents were $245, and there were no additional fees besides a late rent fee.

In 2024, the owners increased the rent to $450 and instituted a monthly “pet fee” of $25. Then, in early May 2025, tenants received another notice that rents would be going up to $550 as of July 1, 2025.

“The May 2025 notice did not provide 75 days’ notice of the rent increase as required by statute,” the AG’s office wrote in court records.

And on June 1, 2026, according to the suit, the park’s owners told tenants the monthly rent would be going up to $565, and there would be a new $39 “water and sewer charge” effective Aug. 1, 2026.

The suit also alleged that Brown Stone MHP did not cooperate with the AG’s request – referred to in the documents as a “civil investigative demand” – for documents as part of its investigation into the rent allegations.

“The CID requested certain documents from defendant,” the AG’s office wrote. “As of July 2026, defendant has provided documents responsive to only one of the requests in the CID.”

Brown Stone MHP does not appear to have a website or method of contact beyond a mailing address in Auburn for tenants to send checks to. The company could not be reached for comment.
